Greer sits in two counties. Most of the city is in Greenville County, which values, bills and collects property tax for the county, Greenville County Schools, the City of Greer and any special districts. The eastern part of the city is in Spartanburg County, which runs its own system (see the end of this page). Your tax notice says which county you are in.

When the bill is due

Greenville County pays real property taxes one year in arrears. The Tax Collector says notices go out on or after Oct. 1 each year, and Real Property Services says they typically arrive near the end of October. They are payable without penalty by Jan. 15, so 2026 bills are due by Friday, Jan. 15, 2027. Late penalties add to the base tax:

Paid after Penalty
Jan. 15 3%
Feb. 1 10%
March 16 15%

Pay in person, by mail or through the county’s online tax payments. The office takes cash, cashier’s checks, money orders, certified checks and Mastercard, Discover and Visa cards. You can also sign up for an emailed bill with the six-character user ID on your paper bill. Vehicle taxes are paid a year in advance, before you renew a tag.

How your bill is figured

Each taxing body divides its budget by the county’s total assessments to set a millage rate. Your bill is your assessed value times that millage. The assessed value is the fair market value times a ratio set by state law, according to Real Property Services:

Property Assessment ratio
Owner-occupied legal residence 4%
Agricultural property of individuals 4%
Agricultural property of certain corporations 6%
Other real property, including rentals and second homes 6%

For tax year 2025, county tax district 190, the City of Greer inside Greenville County, carried 361.1 mills, according to the Auditor’s 2025 millage sheet:

Levy Mills
Greenville County 60.1
Greenville County Schools 189.7
City of Greer 111.0
Arena 0.3
Total 361.1

Several other district numbers on the sheet also carry the 111.0-mill City of Greer levy; check the district number printed on your notice. The county’s tax estimator gives a figure for a given value.

Greer’s millage, 2021 to 2025

Bar chart of total millage in Greenville County tax district 190, the City of Greer: 356.9 mills in 2021, 361.3 in 2022, 377.3 in 2023, 390.4 in 2024 and 361.1 in 2025.

The 2025 drop came in the countywide reassessment year. When values are reassessed, Section 12-37-251 of the state code requires taxing bodies to roll millage back so the reassessment alone does not raise total revenue. The city’s own levy went from 99.0 mills in 2021 to 113.0 in 2024 and 111.0 in 2025, the Auditor’s millage sheets show.

If the home is your primary residence, apply to Real Property Services for the 4% legal residence special assessment. A home without it is taxed at 6%. Under state law, an owner-occupied legal residence is also exempt from school operating millage, so the application makes a large difference on the bill. The online application is on the Real Property Services site, with a short video explaining it.

Homestead exemption

The homestead exemption takes the first $50,000 of a home’s value off the bill under Section 12-37-250 of the state code. The county’s answer book says you may qualify if, on or before Dec. 31 before the tax year, you were:

  • 65 or older, or
  • totally and permanently disabled, or
  • legally blind, or
  • the surviving spouse of a qualifying applicant.

You must also have been a South Carolina resident for at least a year and hold title to the home. Apply any time of year at Real Property Services, Suite S-1000, County Square, with proof of residency (an S.C. driver’s license or ID card), a Social Security or Medicare card and proof of age. Disability applicants bring the agency certification with the original award date.

How to appeal

There is no appeal of the tax itself; the county’s answer book says you appeal the appraised value. Real Property Services says the only proper way is its online appeal form.

  1. After an assessment notice: appeal within the 90 days printed on the notice. Notices for new construction and value increases usually go out in late summer or early fall.
  2. With no notice: Jan. 15 is the last day to appeal the previous year’s value.
  3. After an appeal decision: you have 30 days to appeal further to the board.

The last countywide reassessment was in 2025; the next is set for 2030, according to Real Property Services.
