Downtown is where Greer began, as a railroad stop called Greer’s Station in 1873, and it is still the city’s center: Trade Street’s shops and restaurants, City Hall and Greer City Park, all inside a short walk. It is also one of the few parts of the city where most homes are apartments, not houses.

Where it is
On this page downtown is the area the city maps as its Downtown character area on the future land use map in its comprehensive plan: about 167 acres around Trade Street, Poinsett Street (SC 290) and Main Street (SC 14), with the rail line through the middle. The city also draws a Downtown Transitional Overlay, about 161 acres, with its own zoning rules for the blocks around the core.
At its heart is the Greer Downtown Historic District, about 7.8 acres roughly bounded by Trade, East Poinsett, Randall, Victoria and North Main streets. It was listed on the National Register of Historic Places on Sept. 18, 1997, with a boundary increase on June 18, 2004. The state’s National Register listing counts 46 properties, 40 of them contributing, built from about 1900 to about 1940, most between 1910 and 1930. It says Greer was established as Greer’s Station in 1873, a flag stop on the Atlanta and Charlotte Air Line Railroad, and that brick stores replaced wood ones as the textile mills grew.
The city’s address file has about 410 residential addresses in the downtown area, most of them apartments and other multifamily homes. Most are in ZIP code 29651; about 40 on the west side use 29650. Line Street is the county line, so a few dozen addresses on the east edge are in Spartanburg County and the rest in Greenville County.
The city’s comprehensive plan update says the Park View Greer apartments have opened since the Greer Station streetscape work was finished in 2019, that more apartments are under construction at the former Victor Park and the historic Greer Mill, and that a second city parking garage is planned to serve Trade Street.
